Important Facts that Will Affect Real Estate Pricing Over the Next 20+ Years

There are a lot of stats in this article but here are a couple that I find the most interesting.

  • By 2010 over 40 percent of all households will be comprised of an age group over 55 years.
  • The number of citizens over the age of 65 years will jump from 34.7 million in 2000 to nearly 70 million by 2030 (a mere 30 years).
I have been saying for quite awhile that the Portland area will see a demand for ranch homes or homes with a bedroom, preferably a Master, on the main floor. With the aging population and our Urban Growth Boundary, there have been very few ranch style homes built. The majority of infill has been 3 story townhomes.

I have spoken to enough retirees to hear about their avoidance of stairs. The demand will grow and areas like King City will finally start to appreciate like the rest of the market. One caveat is that the aging population may have limited funds as the older generation were not in jobs that had good pensions.
